I need to know how I can tell if my new home has been graded to plan without having a new survey performed?

I am meeting with the 3rd township engineer today. The previous 2 agreed that in no way does the grading plan seem to work. in order for it to work the water would have to run uphill and over to get ot the storm drain. does anyone know if the builder must provide As-Built certified grading plans to the owners. Are they public records. If the builder starts out with an incorrect grade on 1 house doesn’t it effect the others? The home is in Gloucester County, Thorofare, NJ.. The reason I am asking is that perhaps each township and or county has different laws or whatever. I have a swale that is holding water for 48 hours as observed on numberous occassions. This water is in a so called swale between two properties. They have to go by the 100 year flood plan. Is there anywhere I can find out more about this Plan?

im unclear about what ur saying but if you bought the house you inherited its problems and the lands problems … however, if theres an authority over the drainage in the area they may work on it for you … it depends on if its a necessary design to the overall plan for drainage …generally also if there is a swale that runs through or along ur property there will also be an easment area associated with that and you will not be able to build near it within so many feet and cannot modify it …its a common catch on some “good deal” properties that buyers miss until its too late…. im not saying thats ur case though just spouting some stuff ive seen.

I agree, like most (if not all) of the regulars here sanchez ….. was one of the pen greatest champion of all time and, with the exception of Chavez-argrably the greatest Mexican fighter ever. unfortunately we will never know how big it could have to be, and I posted questions here before asking what everyone thought would happen if Sanchez had lived and fought over and over ….. Nelson Arguello and would interesting to know how I would have fared against Chavez x go after his first world title in '84.
